Landlords and property managers
For Landlords and Property Managers
Delivery support for notices and court documents already prepared or reviewed by you or your counsel.

What we do
We deliver notices to quit that you or your attorney have prepared, and serve summary process summonses and complaints and related court documents, subject to authority and timing review. Every delivery is documented, and the record is delivered to you through your secure portal.
What we don’t do
Civil Constable doesn’t select notices, calculate termination or entry dates, review whether a notice is legally sufficient, or provide eviction strategy. Those are questions for a Massachusetts attorney. The Massachusetts courts also offer free procedural help through Court Service Centers.
Two requirements worth knowing about
Under G.L. c. 186, § 31, a residential notice to quit for nonpayment of rent must be accompanied by the form prepared by the Executive Office of Housing and Livable Communities. The form and its translations are available on mass.gov. We ask you to confirm it is included before delivery.
Uniform Summary Process Rule 2 provides that the summons and complaint be served no later than the seventh day and no earlier than the thirtieth day before the entry day. Submit early so there is time to review authority and make attempts inside that window.
Only a court can order a tenant to leave
A notice to quit doesn’t authorize anyone to remove a tenant or their belongings. Possession is decided through summary process in court.
Notice to quit templates
Download a blank template or fill it in your browser. You or your attorney decide which notice applies and the dates; the landlord or authorized agent signs by hand.
